
Being develops Paris Proof boutique office in Zuidas: Officia II
Real estate investment manager NLV has commissioned Being to redevelop Officia II, part of the Officia complex on De Boelelaan in Amsterdam’s Zuidas district. The existing outdated building will make way for a high-end, sustainable boutique office of approximately 9,500 m². The new building will feature a timber structure, a green courtyard garden, and around 200 underground parking spaces. Completion is scheduled for the first half of 2029.
At the intersection of two worlds
Thanks to its location on the border between Zuidas and Buitenveldert, Officia II is a place where two worlds meet. The building bridges urban dynamism and human scale, creating a boutique office where professionalism blends with tranquility and nature. A timber structure, an atrium filled with daylight, and a green courtyard garden that extends into the building form the heart of a workplace where functionality and experience merge seamlessly.
A new way of working
Officia II will be Paris Proof in terms of both material and energy use and aims for a BREEAM Outstanding certification. The design puts people at the center—a place that reflects how we work and come together today. Light, air, and greenery form the foundation, visible in the atrium, the courtyard garden, and the surrounding landscape. The result is an environment that encourages connection and collaboration, enhances user well-being, and also contributes positively to the surrounding neighborhood.
Collaboration between B Corps
For the design, Being is partnering with Paul de Ruiter Architects. Like Being, this B Corp-certified architecture firm is renowned for its vision on sustainability and health in the built environment. Together, they combine their expertise and ambition to create an office that is not only energy-efficient, but also has a positive impact on people and society.
Project team
Officia II is being developed by Being, commissioned by NLV. The design is by Paul de Ruiter Architects. IMd Consulting Engineers is responsible for the structure, DGMR for building physics and sustainability, Techniplan for the installations, and M3E is involved as cost consultant.
