NSI N.V. and the Municipality of Amsterdam have signed a letter of agreement enabling the redevelopment of the Laanderpoort office building. The office will boost quality in the creation of a sustainable and inspiring work and living environment in Amsterdam Zuidoost. The building is expected to be completed in mid-2027.

Linden, designed by Paul de Ruiter Architects, is being developed next to ING's Cedar office. The surrounding publicly accessible park will be continued and integrated into the design. The multifunctional building, with a gross floor area of 50,700 m² (approximately 39,000 m²), will house office space, restaurants, and sports facilities. A parking garage with approximately 198 parking spaces and bicycle storage will be built beneath the building.

Paris-Proof

The building will be Paris-Proof and climate-adaptive, designed to the highest sustainability standards, including thermal energy storage, climate ceilings, a roof with PV panels, and water storage. The surrounding park extends from ING's Cedar office and will be landscaped with unique plants to enhance biodiversity in the area. NSI also aims to achieve a BREEAM Outstanding certification for Laanderpoort.

ING and HNK

ING will lease the majority – approximately 31,500 m² of floor space – of the new Laanderpoort for a period of fifteen years. NSI also plans to open a new branch of its flexible office concept, HNK, there.

Sten Karelse, Head of Development at NSI: "By signing this agreement, we've taken the next step in creating a sustainable office building for the future. We expect Laanderpoort to further strengthen the area and create a healthy and attractive work environment that meets the current needs and desires of organizations and their employees."

Michel van Wissen, Head of Corporate Real Estate Management & Facility Services at ING in the Netherlands: “ING feels a strong connection with the Zuidoost district of Amsterdam. We are therefore pleased that the Laanderpoort building, which we will be renting, is being redeveloped into a multifunctional building that will meet the most important sustainability requirements.”

Raoul White, Zuidoost district manager: “We are working here to create a location for the economy of the future. This includes opportunities for local entrepreneurs and talent, sustainable technology, and the development of a community that will benefit the residents of Zuidoost. This development also makes the area around the Amsterdamse Poort more attractive. It strengthens the center of Zuidoost. And that is important for the future. This will add approximately 39,000 homes to Zuidoost by 2040. This requires a vibrant and diverse city center.”

Paul de Ruiter, founder of Paul de Ruiter Architects: "The area, right next to the Amsterdam Bijlmer ArenA train station, is an excellent location for the office building of the future: sustainable, circular, healthy, and multifunctional."
