NSI N.V. and the municipality of Amsterdam have signed a letter of intent for the development of up to 43,500 m² GLA (approximately 39,000 m² GLA) of office space and facilities in Amsterdam-Zuidoost. In collaboration with ING, NSI will realize a special working environment where flexibility and health are key. The building, designed by Paul de Ruiter Architects, will be developed next to ING's Cedar office. The surrounding publicly accessible park will be integrated into the design.

Upon completion, ING will rent approximately 31,500 m² GLA for a period of 15 years. NSI plans to open a new branch of its own flexible office concept HNK of up to approximately 6,000 m² GLA. HNK offers space to local entrepreneurs, start-ups, and scale-ups that want to locate in the area. The remaining program of approximately 1,500 m² GLA in the plinth and the lower layers consist of high-quality additional facilities for the area. A parking garage for approximately 175 parking spaces and bicycle storage will be located under the building.

In December 2019, NSI and ING signed a cooperation agreement and preliminary lease agreement for Laanderpoort. Meanwhile, the design process is underway and it is expected that the Preliminary Design will be determined in the second quarter of 2021. The start of realization is scheduled for mid-2022.

Sten Karelse, Head of Development NSI: "We are delighted to be working with the City of Amsterdam and ING on this project. This brings the planned redevelopment of Laanderpoort another step closer. We believe in the enormous appeal and qualities of the area and its further development. With the new Laanderpoort, we are responding to the changing needs in the way of working and creating a flexible and particularly inviting working environment for ING and other users."

Dirk de Jager, district administrator of Amsterdam Zuidoost: "NSI has found a good interaction with the environment with this building. For example, freelancers and self-employed workers from Southeast Amsterdam will be able to find workspace and shared office facilities here. There will also be general facilities that people from the neighborhood can use. And even the green public space around the building will soon connect seamlessly with the Bijlmerdreef, which is being renovated into a green city street. Vice versa, the developments in ArenAPoort will soon offer an interesting area for the new employees in this office. Soon, a large, bustling city center of Zuidoost will be created here, with facilities to match the growth of the district from approximately 90,000 residents today to around 140,000 in 2040."

Michel van Wissen, General Manager Corporate Real Estate Management & Facility Services at ING: "The redevelopment of Laanderpoort is another step towards creating an attractive and inspiring living area where education, business, and the environment come together. This creates the opportunity for ING to allow more employees to use the qualities of Cumulus Park, in which several buildings are connected to create an open atmosphere in a pleasant and sustainable working environment."
