Former DSM office becomes green urban district Hof van Eik

From closed-off office to a place for the city

The building occupies a distinctive location in Heerlen, situated between the Eikenderveld neighborhood, the city center, and the landscape stretching towards TerWorm. What is currently a secluded office site will transform over the coming years into an open area for living, working, and daily use. The existing structure will be preserved, and materials will be repurposed. The plan incorporates various housing types for diverse target groups: social housing, student studios, mid-market rentals, and owner-occupied homes. Additionally, space is allocated for functions that bring the area to life, such as artist studios, maker spaces, a health center, and sports facilities. The precise details of the program will be refined in the near future. Outdoor space will play a key role: the site will be greened in stages and landscaped as a park, integrating the existing building and facilities. In this way, Hof van Eik will open up towards Eikenderveld, the city center, and the surrounding nature.

Adaptive reuse as the starting point

At Hof van Eik, development begins with what is already there; the existing structure is preserved wherever possible. Materials and structural elements have been inventoried. For each component, a decision is made regarding what to keep, what to modify, and what to relocate. Elements not immediately needed will be stored in a materials bank for future use. The façade, too, will be given a second life: the distinctive concrete bands will remain, with demountable residential units installed behind them. A green rooftop addition will be placed atop the building, ensuring the existing structure remains visible while gaining a new layer. “For us, Hof van Eik is about creating lasting value: social, spatial, sustainable, and economic. We combine the adaptive reuse of the existing building with new forms of living, opportunities for social interaction, and greenery. Ruimte voor ontmoeting

Bewoners moeten rustig kunnen wonen, met privacy en ruimte om zich terug te trekken. Tegelijk krijgt Hof van Eik gedeelde plekken waar bewoners, buurtgenoten en mensen die er werken elkaar kunnen ontmoeten. Zo ontstaat ruimte voor contact, zonder dat privacy verdwijnt. Hof van Eik kijkt breder dan wonen alleen. Bewoners, omwonenden, makers, ondernemers en andere gebruikers van het gebouw krijgen ieder hun eigen plek en rol. Samen vormen zij het collectief rond Hof van Eik, verbonden door het gebouw, het park en de voorzieningen die stap voor stap ontstaan.

Wonen Limburg, Laudy, gemeente Heerlen en de ontwerp- en adviespartners werken het plan verder uit. Daarbij gaat het onder meer om de verbinding met Eikenderveld, de inrichting van het terrein, het programma en de planning. Daarbij is ruimte om te pionieren. Niet alles ligt vooraf vast. Onderdelen worden verder onderzocht, getest en aangescherpt, zodat Hof van Eik kan meegroeien met wat de plek, de buurt en toekomstige bewoners nodig hebben. De exacte planning wordt de komende periode verder uitgewerkt. Intussen maken verschillende partijen al gebruik van het gebouw, waaronder Basisschool Eikenderveld. De komende tijd wordt dat gebruik verder uitgebreid en komt er stap voor stap meer leven op deze plek. Buurtbewoners en geïnteresseerden worden geïnformeerd over de vervolgstappen en de momenten waarop zij kunnen meedenken.
