In the heart of Nieuwegein, near the city center and the station area, the residential building ‘De Verbinder’ is taking shape. It is one of the first residential buildings contributing to the transformation of Nieuwegein’s central area into the most sustainable city center in the Netherlands. We developed the design in collaboration with our client, Woonin, and it includes 134 social housing units. This marks the first step in transforming this former office district into a vibrant and accessible residential environment.
A Vibrant Addition to the City Center
Around Nieuwegein City station, with a direct tram connection to Utrecht, the central area of Nieuwegein is expanding. The municipality is working hard to create the "most sustainable city center in the Netherlands." De Verbinder is the first of five new construction projects that will arise in the City West area. The building offers 134 social housing units and is part of a sustainable residential block consisting of 230 homes, a parking garage, and a shared inner garden, constructed by Vink Bouw.
For the other part of this block, Arons & Gelauff Architects designed the U-shaped Common Ground, which encloses the inner garden and features a wide entrance connecting the garden to the adjacent park. Together, this creates a diverse mix of owner-occupied and social housing, contributing to inclusive urban development.
Structure of the Residential Complex
The residential block is composed of three stacked volumes, culminating in a slender tower offering views over the city and the adjacent park. The lively two-story plinth houses urban dwellings in the form of maisonettes, with living spaces at street level fostering direct interaction with the public realm and creating a vibrant, inviting atmosphere at street level. Nearly all homes are dual-aspect, providing residents with natural daylight at both the front and back of their homes. On the upper floors, one- and two-bedroom apartments are located, each featuring an enclosed outdoor space in the form of a loggia. This design not only provides shelter from the elements but also contributes to a refined and robust aesthetic.
One of the most striking elements of De Verbinder is its façade, composed of wooden mullions and composite panels made from biobased materials. Vertical wooden slats alternate with aluminum accents, creating a contemporary look. Bird, bat, and insect nesting boxes are subtly integrated into the design, aligning with the ambition to promote biodiversity in urban areas.
The new homes are heated and cooled using a thermal energy storage system, and solar panels are being installed. Toilets are flushed with purified wastewater, and the greenery in the shared inner garden is irrigated using collected and buffered rainwater. These measures ensure efficient use of drinking water.
Comfort and Functionality Hand in Hand
De Verbinder offers residents sustainable homes with a focus on both functionality and comfort. A large bike storage area is cleverly integrated into the plinth, and while the green inner garden is primarily designed for the owner-occupied apartments of Common Ground, residents of De Verbinder also enjoy views of a peaceful, green courtyard.
The common areas have been carefully designed with a warm and natural feel, featuring light brown tones that complement the wooden façade materials. High entrances with wooden accents give the building an inviting character and create a pleasant first impression.
A New Dynamic in Nieuwegein
De Verbinder symbolizes a shift in the quality of life in the area. Where empty offices and parking lots once dominated, a dynamic urban environment is now emerging, with a focus on living, green spaces, and social connection. The residential complex is expected to be completed by mid-2026, ready to welcome its first residents.
