Zeeburgerpad is one of the last industrial fringes within Amsterdam’s ring road. The elongated strip along the Nieuwe Vaart is nestled between the serene Oostelijk Havengebied (Eastern Docklands) and the vibrant Indische Buurt. On this unique site, Het Perspectief will soon rise: 149 affordable owner-occupied homes for young couples from the Indische Buurt and for key workers in healthcare, education, and safety. For them, finding housing in Amsterdam has become increasingly difficult, forcing many to leave the city. With the signing of the agreement between Land and Development, the Municipality of Amsterdam, and OPEN Development, the shared ambitions have now been formally established.

Compact living, maximum quality

All apartments will be offered as affordable ownership. They are compact in layout, yet smart floorplans ensure two bedrooms and a high quality of living. Remarkably, the design process did not begin with the building itself, but with the floorplans: the living needs of future residents formed the basis for the design. The result is an energy-neutral residential building that contributes to the densification of the city while safeguarding quality of life.

Community at the core

Because young couples and key workers are strongly dependent on their living environment - due to limited means, long working hours, or a lack of an extensive social network - community spirit is a guiding principle. The active ground floor along the water and the shared rooftop garden provide spaces for encounter. In this way, the project connects to the social dynamics of the Indische Buurt and the creative tradition of the Zeeburgerpad, currently home to many art studios and exhibition spaces.

Connected to water and city

Het Perspectief not only adds affordable owner-occupied homes, it also strengthens the neighborhood’s connection to the water. A passage through the building breaks up the continuous frontage and opens the area towards the Nieuwe Vaart and the Lozingskanaal. This makes living by the water a collective quality—one that residents can share and enjoy together.
