Kroeten-island
Back to overviewKroeten-eiland is the final phase in the development of the Vinex site "Kroeten" in Breda. Kroeten-eiland, with its 400 homes, was designed by five architectural firms. Client Van Ginneken Vastgoed b.v. commissioned us to design 47 environmentally friendly homes. A remarkable aspect of this urban development plan was the integrated approach, in which the municipality, urban planners, architects, and later the residents worked closely together during the development process.
Kroeten Island is an artificial island with man-made waterways in the agricultural landscape. The 47 semi-detached affordable homes are divided into three blocks and together form the island's edge. Green squares are incorporated between the blocks, creating a direct connection with the water. The homes also benefit fully from the water through large glass windows and balconies. The street side has a more urban character, characterized by floating balconies and optional roof extensions of contrasting aluminum. The design of the homes has maximized views, location, natural light, and privacy.
Living by the Water
The landward side of the homes is hard: they feature an abstract wall of glass and stone-like materials and paved terraces. The waterside of the homes is very open, yet offers privacy thanks to its direct waterfront location. Here, the outdoor spaces of the homes are situated in the form of balconies on different floors and will define the island's character.
Alternatief energieverbruik
De bouwvorm en de daarbij behorende installatie is erop gebaseerd dat zonne-energie en interne warmtelast kunnen worden hergebruikt. Zo kan de door de zon verwarmde lucht tussen de spouw en de als klimaatraam uitgevoerde raamspouw gebruikt worden voor de ventilatie van de woning, zonder dat deze eerst opgewarmd hoeft te worden. De woning is voorzien van luchtverwarmingssysteem ondersteund door een vloerverwarmingssysteem waardoor water met een lage temperatuur (ca. 30 à 40 graden) stroomt. Daarnaast voorziet de collectief aangeschafte windmolen voor een dekking van zo’n 15 tot 20% van het energieverbruik van het eiland.
